Home Warranty vs. Homeowners Insurance: What Is Actually Covered?

    By x96i8October 26, 2026

Buying or owning a home comes with a pile of paperwork and a quiet worry: what happens when something breaks? Two products often come up in that conversation, a home warranty and homeowners insurance. They sound alike and are frequently confused, yet they protect against very different problems. Understanding the distinction helps you avoid paying for coverage you do not need, or discovering too late that you are not covered for what you assumed.

    The core difference

Homeowners insurance protects against sudden, unexpected damage to your home and belongings caused by covered events, such as fire, certain types of storms, theft and vandalism. It also provides liability coverage if someone is injured on your property. Mortgage lenders typically require it.

A home warranty is a service contract that covers repair or replacement of certain systems and appliances when they break down due to normal wear and tear, such as a furnace that stops working, a dishwasher that dies or a water heater that fails. It is generally optional.

In short, insurance deals with disasters and accidents. A warranty deals with ordinary breakdowns.

    What homeowners insurance usually covers

Standard policies cover the structure of the house, other structures such as a detached garage, personal property, additional living expenses if you cannot live in the home after a covered loss and personal liability. The covered perils depend on the policy. Many exclude floods and earthquakes, which require separate coverage, and they often exclude damage resulting from poor maintenance or gradual deterioration. Policies have deductibles that you pay first.

What a home warranty usually covers

Plans vary, but typical coverage includes major systems like heating, air conditioning, electrical, plumbing and water heaters, and appliances such as refrigerators, ovens, dishwashers and washers. Some add optional extras like pools or roof leaks. You pay an annual or monthly premium, and each time you request service, you usually pay a service call fee, often somewhere in the range of tens to over a hundred dollars. The company sends a contractor from its network to diagnose and repair or replace the item, according to the contract.

    The fine print on warranties

This is where people get frustrated. Read the contract carefully. Common limitations include:

    • Pre-existing conditions. Problems that existed before the coverage started may be excluded.
    • Maintenance issues. If the company decides a failure resulted from poor maintenance, it may deny the claim.
    • Code violations and permits. Repairs needed to bring something up to current code may not be covered.
    • Coverage caps. Many plans limit the total payout per item or per year.
    • Network contractors. You typically cannot choose your own technician.
    • Replacement decisions. The company may choose to repair, replace with a comparable model or provide cash in lieu, according to its terms.

When a warranty might make sense

It can be useful when you buy an older home with aging systems, when you lack savings to cover a sudden large repair, or when you value the convenience of a single phone number to call. It can also help sellers, since some sellers offer a warranty as a sweetener for buyers. It is less valuable if your systems are brand new, already under manufacturer warranties, or if you can comfortably self-insure by setting aside an emergency repair fund.

How to compare plans and companies

Read reviews, but look for patterns rather than single complaints. Check the company’s complaint record with consumer protection agencies and state regulators, since home warranty companies are regulated differently from state to state. Ask for a sample contract before you buy. Compare covered items, exclusions, service fees, claim limits, cancellation terms and refund policies. Understand how the company handles disputes.

    Filing claims and keeping records

When something breaks, review your coverage, then report it promptly following the contract’s procedure. Keep photos, receipts and maintenance records, which can help rebut a claim denial based on neglect. If you disagree with a denial, ask for the reason in writing, and escalate to a supervisor. You may have rights through your state insurance or consumer protection office, or through the dispute resolution procedure in the contract.

    Do you need both?

Insurance is essential. A warranty is a choice. Treat the decision as a financial one. Compare the cost of coverage over several years with your likely repair expenses and your appetite for risk. Nothing prevents you from skipping the warranty and building your own repair fund.
